We walk the property with you or your property manager to assess the scope of work. We document existing conditions with photos and create a detailed work order covering every item that needs attention.

Within 24 hours of the assessment, you receive a detailed quote broken down by trade. No surprises — every line item is clearly described with pricing. You approve the scope before any work begins.

Coordinated Execution

We schedule all trades in the right sequence — demo first, then repairs, painting, flooring, cleaning, and finally landscaping. One project manager coordinates everything so you get one point of contact, not five.

Final Walkthrough

When the turnover is complete, we do a final walkthrough and send you photo documentation of all completed work. The property is move-in ready, and you receive a single invoice for the entire project.

Full Make-Ready Turnover

Our full make-ready turnover covers everything needed to prepare a rental unit for the next tenant. We coordinate all trades — plumbing, electrical, painting, cleaning, flooring, and landscaping — through a single point of contact. Most turnovers are completed in 3 to 5 business days.

Deep Cleaning

Every make-ready starts with a thorough deep cleaning. We scrub kitchens, bathrooms, appliances (inside and out), windows, baseboards, light fixtures, and all surfaces. The property is move-in ready when we are done.

Carpet Cleaning & Replacement

We assess carpet condition and recommend cleaning or replacement based on wear, stains, and age. Professional steam cleaning restores most carpets. When replacement is needed, we install new carpet with pad — typically same week — at competitive pricing.

Interior Painting

Fresh paint is the single biggest improvement in any turnover. We patch holes, repair drywall damage, prime stains, and apply two coats of durable interior paint. We use neutral, tenant-friendly colors unless otherwise specified and handle all trim and doors.

Appliance Replacement

Aging or broken appliances delay move-ins and generate maintenance calls. We source, deliver, and install replacement appliances including refrigerators, stoves, dishwashers, microwaves, and washer/dryer connections. We haul away old units and handle all hookups.

Flooring Installation

We install luxury vinyl plank (LVP), laminate, tile, and carpet for rental properties. LVP is our most popular recommendation for rentals — it is durable, waterproof, and looks great. We remove old flooring, prep the subfloor, and install new material.

Fixture Upgrade Package

Outdated fixtures make a property look tired. Our fixture upgrade package includes new faucets, showerheads, light fixtures, outlet covers, and switch plates. It is a cost-effective way to modernize a unit and attract higher-quality tenants.

Landscaping Cleanup

Curb appeal matters. We mow, edge, trim bushes, remove debris, refresh mulch beds, and clean up the exterior to make a great first impression. We also handle basic fence repairs and power washing of walkways and driveways.

Pressure Washing

We pressure wash driveways, walkways, patios, siding, and fences to remove dirt, mold, and stains. Pressure washing dramatically improves curb appeal and is included in most full turnover packages.

Blinds & Window Covering

Broken or missing blinds are one of the first things prospective tenants notice. We measure, source, and install mini blinds, faux wood blinds, and vertical blinds for all window sizes. Bulk pricing available for multi-unit properties.
