Walkthrough & scope

Send us the work order or the keys. We walk the unit, document everything with photos, and send your office a complete scope — so you approve the whole job once, not piecemeal.

Sequenced trades

We run the trades in the right order — plumbing and repairs first, then drywall and paint, then fixtures and final clean — so nobody's undoing anyone else's work and the timeline holds.

Punch list + single invoice

We close out our own punch list, send you the after photos, and invoice your office once — itemized, clean, and ready to pass through to the owner statement.

We Handle the Tenant Coordination

For occupied-unit repairs, your coordinator shouldn't have to play phone tag between a tenant and a tradesman. Send us the work order and we take it from there: we schedule directly with the tenant, confirm the appointment, give arrival notice, and show up in uniform. Your tenant gets a professional, respectful experience that reflects well on your management company — and your team gets the completion photos and the invoice, not the back-and-forth.

If a tenant reports something that turns out to be bigger than the work order — or smaller — we tell your office before we touch it. You stay in control of scope and spend on every property.

How fast can you start a make-ready after move-out?+

Send the work order and we'll get the walkthrough scheduled right away — PM accounts get priority scheduling. A typical turnover runs 3-5 days from walkthrough to punch list, depending on scope.

Do you handle repairs in occupied units?+

Yes. We coordinate scheduling directly with your tenant, give arrival notice, and treat occupied homes with the same care as our retail customers' — background-checked W-2 technicians, shoe covers, and cleanup as standard.

How does billing work for PM accounts?+

Direct invoicing to your office — one itemized invoice per work order or turnover, priced from our standardized price book with volume pricing for property management companies across DFW. No surprise line items.

Is your plumbing work subcontracted?+

No. Plumbing is performed by our own staff under Mark A. Farley, Responsible Master Plumber, Texas License #M-39682, regulated by the Texas State Board of Plumbing Examiners. When a permit is required, we pull it and coordinate the city inspection.

What documentation do we receive?+

Photo documentation on every work order — the condition we found and the completed work — plus an itemized scope and invoice. Everything you need for the owner statement and the property file, without driving to the unit.
