Scheduling & Visits
How fast can you get to my home?+
Same-day for most repairs. Call, text, or request a visit online and we'll get you on the calendar right away. Genuine emergencies — burst pipes, sewage backups, no water — go to the front of the line for our next available dispatch.
Is the visit really free?+
Yes. For homeowners in our DFW service area, the visit and estimate are free. A licensed plumber looks at the actual job and gives you an exact, written flat-rate price with no obligation. If you decide not to proceed, you owe nothing.
Do I need to be home during the visit?+
For the first visit, yes — we need an adult present so we can walk the problem together and you can approve the exact price before work starts. Once work is approved, we can often arrange access for follow-up visits. For rental properties, we coordinate access directly with your tenant or property manager.
How do arrival windows work?+
When you book, we give you a scheduled arrival window — not a vague "sometime today." Your technician calls or texts when they're on the way.

Pricing & Payment
Can I get a price before anyone comes out?+
Often, yes. If you know what needs replacing — a water heater, toilet, faucet, disposal — send a photo and we will quote it free, no truck required. Several jobs can also be priced instantly on this site. What we will not do is guess at a problem nobody has looked at: two "clogged drains" can be completely different repairs, and a teaser number online is how surprise charges start.
Do you charge flat-rate or by the hour?+
Flat rate, always. You pay for the result, not the clock. Every job is priced from a standardized company price book — the same fair math for every customer — so a slower job never costs you more, and nobody has an incentive to drag their feet.
Do you charge a service call or dispatch fee?+
No — we dropped it. We don't charge to knock on your door. Quotes on replacement work are free from a photo. When we genuinely have to diagnose an unknown problem, that is a $150 service visit which covers the diagnosis and the first 30 minutes of work, and it applies to the repair if you go ahead. It is also our minimum charge, so a small fix is frequently that and nothing more.
What payment options do you offer for larger jobs?+
We accept all major credit and debit cards, checks, and bank transfer. For larger projects like repiping, sewer line replacement, or a full make-ready, ask about flexible payment options when you receive your quote — we'll walk you through what's available before you commit to anything.
Do property managers and landlords get volume pricing?+
Yes. We work with property management companies across DFW and with independent landlords. PM accounts get volume pricing, priority scheduling, direct invoicing to your office, and photo documentation on every work order. See our Property Managers page or call us to set up an account.

Our Work & Warranty
Do you warranty your work?+
Yes. Every repair comes with a 1-year workmanship warranty. If our work fails within a year, we come back and fix it free — no arguing, no fine print gymnastics.
Are you licensed and insured?+
Yes. All plumbing work is performed under Mark A. Farley, Responsible Master Plumber, Texas License #M-39682, regulated by the Texas State Board of Plumbing Examiners. We're fully insured and have been serving Dallas-Fort Worth since our founding in 2013.
Are your technicians background-checked?+
Yes. Our crews are W-2 employees — not day labor or anonymous subcontractors — and every technician is background-checked before they ever set foot in a customer's home.
What brands do you install?+
We install and service all major brands. For replacements we typically recommend professional-grade equipment and fixtures from established manufacturers — the kind with real parts availability and manufacturer warranties — and we'll explain the trade-offs between options. If you want a specific brand or model, just ask and we'll quote it.
Do you pull permits?+
Yes. When a job requires a permit — water heater replacements, gas line work, sewer repairs, and similar — we pull it and coordinate the city inspection for you. Skipping permits can create real problems when you sell your home or file an insurance claim, so we don't cut that corner.

Emergencies
What counts as a plumbing emergency?+
Anything actively damaging your home or making it unsafe or unlivable: a burst or leaking pipe you can't stop, sewage backing up into the house, no water at all, a flooding water heater, or the smell of gas. When in doubt, call us and describe what's happening — we'll tell you honestly whether it can wait.
How do you handle emergency calls?+
Emergencies go to the front of the line for our next available dispatch — ahead of routine work. Evenings, weekends and holidays carry a $149 after-hours fee, but the flat rate for the work itself does not change: you are never charged more for the same repair because of when it happened.
What should I do while I wait for the plumber?+
For a leak or burst pipe, shut off the main water valve — usually at the meter box near the street or where the water line enters your home — then open a low faucet to drain pressure from the lines. For a leaking water heater, also close the cold-water shutoff valve on the pipe above the tank. If you can't find the shutoff, call us and we'll talk you through it.
What if I smell gas?+
Leave the house immediately — don't flip light switches, light flames, or use anything electrical on your way out. From a safe distance outside, call 911 and Atmos Energy at 866-322-8667. Once the utility has made the scene safe, call us and we'll handle the repair, including any required permit and city inspection.

Landlords & Property Managers
How long does a make-ready take?+
A typical turnover takes 3-5 days from walkthrough to punch list. We scope the unit, sequence the trades — plumbing, drywall, paint, fixtures, cleaning — and hand you back a rent-ready property, usually on a single invoice.
Can you invoice our office directly?+
Yes. PM accounts get direct invoicing — one clean, itemized invoice per work order or turnover, sent straight to your office. No chasing paperwork across multiple vendors.
Do you provide photo documentation?+
Yes, on every work order. You get photos of the problem and the completed work, so you can show owners exactly what was done without ever driving to the property.
Will you coordinate with our tenants?+
Yes. We handle tenant scheduling directly — arrival notice, respectful conduct in occupied homes, and shoe covers and cleanup as standard. You get the update; your tenant gets a professional experience that reflects well on your management.
How do we set up a property management account?+
