Why Older Dallas Homes Get Slab Leaks (and What to Do About Yours)

The Perfect Storm Under Older Dallas Homes

If your home in Dallas, Garland, Richardson, Mesquite, or the older parts of Plano was built before 1980, there's a good chance the water lines run in soft copper tubing buried directly under the concrete slab. That was standard construction at the time — and it's the single biggest reason our crew, working across DFW since 2013, sees so many slab leaks in these neighborhoods.

Two things work against those pipes every single day.

1. Copper doesn't love our soil or our water. Soft copper laid in direct contact with soil is vulnerable to pinhole corrosion from the outside in. Add decades of water flowing through the pipe — with the mineral content DFW water carries — and thin spots eventually become pinholes.

2. North Texas sits on expansive clay. The clay soil under most of the metroplex swells when it rains and shrinks hard during our long dry summers. That constant movement flexes the slab, and the slab flexes the pipes beneath it. Copper work-hardens as it flexes; over enough seasons, joints and bends fatigue, rub against gravel or the slab itself, and fail. This is also why foundation repair and slab leaks so often show up in the same houses.

Homes built after the mid-1980s increasingly ran supply lines through the attic or used sleeved and, later, PEX piping — which is why slab leaks skew so heavily toward the older housing stock inside the LBJ loop and the first-ring suburbs.

Warning Signs of a Slab Leak

Slab leaks hide by design — the evidence is under concrete. Watch for these signals:

  • A warm or hot spot on the floor, especially on tile or wood. This usually means a hot-water line is leaking and heating the slab from below.
  • A water bill that jumps with no change in your household's habits.
  • The sound of running water when every fixture is off.
  • A water heater that runs constantly, because it's feeding a leak on the hot side.
  • Cracks appearing in tile or flooring, or new cracks in drywall as moisture moves the foundation.
  • Damp carpet, cupping wood floors, or a musty smell with no visible source.
  • Unexplained lush, green patches or soggy soil along the foundation outside.
  • The Meter Test You Can Do Today

    Before you call anyone, run this simple check. Turn off every fixture and water-using appliance in the house — including ice makers and irrigation. Find your water meter at the street and look at the low-flow indicator (usually a small triangle or star-shaped dial). If it's turning with everything off, water is leaving your system somewhere. Then close the shutoff valve at the house side. If the meter stops, the leak is between the house valve and your fixtures — often under the slab. If it keeps spinning, the leak is in the yard line instead, which is a different repair.

    Either way, that's the point to bring in professional leak detection. We isolate the meter, pressure-test the system and eliminate fixtures one at a time to narrow the leak down before anyone touches concrete — because guessing wrong with a jackhammer is the most expensive mistake in this trade.

    Your Three Repair Options, Honestly

    Spot repair. We open the slab at the leak, fix that section of pipe, and restore the concrete. It makes sense when the home's copper is otherwise in good shape and this is the first failure. The honest caveat: if the pipe failed from corrosion or soil movement, the rest of that line has lived the same life. A spot repair fixes the leak you have, not the one that may come next.

    Reroute. Instead of opening the floor, we abandon the leaking line under the slab and run a new line overhead — through the attic and down a wall — to reconnect the affected fixtures. No jackhammering in your living room, and the new line is serviceable forever after. This is our most common recommendation for a single failed line in an occupied home.

    Whole-home repipe. When a house has had multiple slab leaks, or detection shows widespread pinhole corrosion, repiping the home in PEX ends the cycle for good. It's the biggest job of the three, but it's the only one that removes every foot of aging under-slab copper from the equation.

    Which option is right depends on the age and condition of your copper, how many leaks you've had, your foundation situation, and how long you plan to own the home. A good plumber should walk you through all three — not just the one they want to sell.
